Failure of the District Plan, Policies & Rules

A document released under OIA, called Ohakune Master Plan, dated 13 March 2023, it is discovered that of the 140+ proposed sites, only 30 meet district rule of a minimum size of 450sqm. That leaves 110+ lots that are non-complying. One such lot is 259sqm!!!!

From other documents we have obtained, we have found advice on how to break the rules and not have to notify the community & neighbours & this is what Council & KO are doing; happy to share this info if anyone is interested.


You will also see from the concept drawings, that the houses proposed, do not comply with the district plan. The current rules of the district state that houses must be 3m from the front and rear boundary and at least 1.5m from the side boundary, plus they must accomodate at least 2 car parks for a residential zoned property.

It's clear that these rules have been ignored, with one concept showing a single car park and being 1.6m from the front boundary and 1m from the rear. Not only this, there are SAFETY rules which are likely being broken, Minimum sight distance at driveways, Access Widths, Manoeuvring and Parking space Dimensions. These are the same driveways they want our kids to cross when they re-direct the Snowmass-Teitei walkway!!!


Another concept shows a house placed on the side boundary, meaning the fence of the neighbouring property is actually the side of someone else's house.

How do you clean, maintain, paint that side of the house, you'd need to enter your neighbours property to do so!
